Why Gates Sag, and What It Takes to Fix One

Almost every sagging gate traces back to one of three things: the gate post has moved or rotted, the hinges are undersized for the weight of the gate, or the gate frame itself has racked out of square. Tightening the hinges treats the symptom and buys a few months.

The durable fix depends on which of the three it is. A post that has shifted needs resetting below the frost line, usually with a larger post if it is carrying a wide or heavy gate. A racked frame needs a diagonal brace or a rebuilt corner. Undersized hinges need replacing with hardware rated for the actual gate weight, not the hardware that came in the kit.

Swing and Tilt Gate Installation

A swing gate is the standard for most openings: it hinges on one side and opens through an arc, which means it needs clear ground on the swing side and level grade so it does not catch. Double-swing configurations split a wide opening into two leaves so neither one gets heavy enough to sag.

A tilt gate — also called an up-and-over gate — lifts and pivots rather than swinging across the ground. It suits driveways where a swing arc would run into a parked car, a slope, or a short setback from the street, which is why it comes up so often on GTA driveways with limited depth.

The choice usually comes down to available clearance, grade, and how the opening is used day to day. We measure the opening and the approach before recommending one.

Metal Gates

Metal gates cover ornamental aluminum, welded steel, and wrought iron, and they behave differently from wood. They hold their shape far better, which means they sag from post movement rather than from frame racking, and they carry more weight per foot, which puts more load on hinges and posts.

That weight is the main planning consideration. A metal gate needs a properly sized post set deep in concrete, and hinge hardware rated for the leaf weight. Where a wood gate might get away with an undersized post for a few seasons, a metal one will pull it out of plumb within a year.

Fence Gate Replacement vs Hardware Adjustment

Not every gate problem needs a new gate. If the posts are straight and solid, a hinge, latch, brace, or alignment adjustment solves the issue. If the gate post is rotten, loose, undersized, or pulled out of plumb, hardware alone will not hold for long.

For gate openings with a failed post, we usually assess the gate and the post together. In some cases the practical fix is a targeted post replacement; in others, the gate frame, latch side, and hinge side all need to be rebuilt so the opening works properly again.
